How to choose a good builder?

Choosing the right builder can be a tricky business. You need to find a trusted guide to help you invest your lifetime savings in a good home. But, how do we make that selection. At first sight, they all appear to be professional. So, how do we decide on which builder will deliver us good, or with whom can we build a good rapport?


We discuss few points which should you help to decide on the matter.

1) Check the past record of the project developer. If it is a famous builder, you will get enough dope in the internet and newspapers. But usually a deeper research is needed because media is likely to talk good things, if no real crisis has happened in the past. Use your primary sources like friends or family who have bought a house from that particular builder earlier.

2) A licensed builder is very important. The builder has to be registered with the industry body, which is Confederation of Real Estate Developers' Associations of India (CREDAI). This by far, is the only licensed means of verifying the legal credentials and documents of the builder.  

3) Make sure you check documents providing authentication and proof of the property having complete construction approvals. The builders will liaison with the concerned authorities, so it is important for the builder to provide you with complete documentation work. If the builder does not hand over the approval documents that means he doesn’t have the authority or permission to construct the property. There are many legal documents like occupancy certificate or no-agricultural land.

4) Also, before signing the papers make sure your builder is offering the right price. It is always good to use primary and secondary resources to double check on your final deal. If your builder is not quoting the best price than it is not advisable to pursue the deal any further.

5) A reliable builder will always prepare good contract documents. It means that a builder will not frame the contract in such a way that it looks favorable for only the builders. It will carry clear dates of possession, or what happens if there is a delay in the scheduled possession. A professional expert will help you deal with the builder better.

6) CRISIL ratings are also a recommended way to check on the goodwill of the builder. Ideally, you should start from here. Search for the builders who are listed with CRISIL.
